Zoning Permits

The Town of Timberville Land Development Regulations were developed to achieve a delicate balance between the individual property rights of its citizens and the health, safety, and general welfare of the public. No building or land shall be used or occupied and no building or part thereof shall be erected, constructed, moved or structurally altered except in conformity with the Town of Timberville Land Development Regulations (Zoning Ordinances). A zoning permit must be obtained from the Zoning Administrator, at the Town Office, before Rockingham County will issue a building permit for work being performed within the Town limits.

To obtain a zoning permit an acceptable site plan is required which includes, as a minimum, the following information:

  • lot dimensions with property line monuments located thereon
  • location and size of existing and proposed structures
  • yard dimensions and the use of structures
  • easements (private and public)
  • water courses
  • fences
  • street names and street right-of-way lines
  • such other information regarding abutting property as directly affects the application
  • and such reasonable information shown thereon as shall be required by the Zoning Administrator

The cost of a zoning permit is $1.00 for every $1,000 of estimated cost with a $20.00 minimum.
